What we do

We determine the amount of loss: the right number, itemized and documented to hold up with the carrier, the umpire, or a court. Our work is strictly limited to appraisal; here is how we serve.

Party-appointed appraiser

We serve as your competent and disinterested appraiser under the appraisal provision of your property insurance policy. Working independently of any prior estimate, we inspect, value, and differentiate damage by cause solely to the extent required to quantify the loss, then participate in the appraisal panel to reach an amount of loss.

Neutral umpire

When the two party-appointed appraisers cannot agree, a neutral umpire resolves the difference. When appointed as umpire, we bring the same independence and procedural discipline, evaluating the positions on their merits to determine the amount of loss.

Itemized appraisal awards

Awards are itemized to separate damages by applicable category and, as the panel determines, stated on a Replacement Cost Value (RCV) or Actual Cash Value (ACV) basis. Clear, defensible, and ready for the carrier.

We provide standard industry templates for your use. We are not attorneys and do not provide legal advice on the timing or content of legal notices; you review, sign, and transmit the appraisal demand yourself.

Where our depth is


Roofing and exterior losses.

Hail, wind, roof matching, siding, gutters, and the soft metals that dent before a shingle does. These files turn on scope and depreciation judgments that are quick to state and slow to settle. Fire, water, smoke and commercial property are part of the practice as well, and appraisal procedure carries across every peril. But exterior work is the largest share of what we take, and if you're deciding where to send a file, that's worth knowing.

Which role do you actually need?

Four different jobs. We do two of them.

Party-appointed appraiser

You or your carrier appoints us to determine the amount of loss under the policy's appraisal provision. We inspect and value the loss on its own merits, independent of any prior estimate. This is us.

Neutral umpire

When the two party-appointed appraisers can't close the gap, an umpire resolves the difference. We take umpire appointments and bring the same procedural discipline to them. This is us. What an umpire does →

Public adjuster

Handles your whole claim and negotiates with the carrier on your behalf. If that's what your claim needs, that's the right role, and we'll tell you so plainly. This is not us. Compare the two roles →

Attorney

For coverage denials, exclusions, or anything about what your policy language means. Those are legal questions, and they sit outside appraisal entirely. This is not us.

Our fee approach


A fee set in writing before the engagement begins.

We never charge a contingency fee. Tying payment to the size of an award would compromise the “disinterested” standard your policy requires. So we don't. If an umpire is required, you pay one-half of the umpire's fee directly.

What we do not do

  • We are not a public insurance adjuster.
  • We do not negotiate with your insurer or settle your claim.
  • We do not interpret policy language or determine coverage.
  • We do not provide legal advice or perform construction work.
